I have a very nice little 4 acre piece I bought in Northern CA back in the early 90's that if I used cash flow as a determining factor i would have never bought it for 27k and suffered negative cash flow of 200 a year in tax's all these years. but I would not also own a property that has just been zone mixed use residential next to the largest casino in CA...

put the 20k down and cut my losses...invest to upgrade property and try to break even if I get it sold...( not likely going to happen)walk away and suffer the consequences on my credit.. ( I do have a good amount of capital to continue investing with cash) continue pushing forward with the headache to pay down the principle...

I also struggled with taking a 50k loan from my 401k and paying it back over 5 years (yes I hate long loans, woudl rather suffer through it quicker lol), and adding 50k cash, and getting rid of the 100k left on my home.There is a 'sleep' factor here that I only saw 1 other person mention.

His point is real estate investments take work your tenant does not always pay your mortgage and too many people come into investing with these false expectations and suffer financial issues based on the belief that the rent will always be there and teh tenant will always pay your mortgage.
