Do not spend your last dime on an investment because there will be surprise expenses the first year and you don't want to derail your plans right out the gate.Be patient.

My advice is to first, find a LO or broker who is willing to teach and is patient. 

Investing wisely is a far better method, which means you need to earn more, spend less, save up, educate yourself, and patiently invest.

Plus the property offered personal satisfaction for gardening and proximity to W9 jobs.

And I feel great satisfaction when the work is done.

We've used both over the years with a very high satisfaction rate.I also when I was hustling for a dollar just over 10 years ago ran two VRBO summer weekly rentals in Newport.

Best to be patient for the right property.I talked with 2 people last week at our local meet up that had some properties they were going to sell.
