looking back I got a decent deal but it took too long to close and I need to find a team for the long term to accumulate fourplexes or build them.I'm wondering if people involved are just washing their hands if my deal rather than grow from it.Emails from before closing were insane looking back on it.

I have a deal that meets my criteria and will have good returns for investors but I cannot find a sponsor to partner with.

The two biggest challenges I hear are not realizing the condition of the property (for example, finding out the property is in a worse condition than it is) and working with contractors (not finishing the job, taking too long, etc).

Find your own deals that aren't listed.

We've had several that abate the rent as soon as they find out an eviction is being pursued.
