That's why I switched everything I own to shared housing and my front end partners are reaping exceptional 20% to 70% returns annuallly by creating shared housing.....besides, what I love about it is that you can feel good about earning good because you are helping others who don't have the credit or ability to carry an apartment on their own.You can cap utils on each unit and pro-rate overages to the tenants of the units.

Requiring licenses in each aspect of financial dealings will eliminate those without a clue doing business, except in commercial where borrowers should know better, it dictates responsibility and puts in place a system with teeth.

James, good thoughts above, but there is a big difference here in the mid-west and Cali, no way 3% could be hit here, can't pull 2% except in a larger complex due to lower construction costs per ft.
