REOs before hitting the market
Hey BP, I have a good friend of mines who has a house preservation business and he gets a list of properties that he maintains and some of these properties haven't hit the market yet. I was wondering if anyone can give me any advice on how I can put them under contract. Have a bless day

Wayne is right. Just because the REOs aren't on trulia, zillow etc they are still banked owned already. You will have to contact the bank's asset management or foreclosure department for the realtor's name & number. Same process as if it was advertised just a bit more research. Once you get the bank realtor's info and see if you can put an offer to purchase you're free to wholesale it(yes double close) or whatever you want to except assign it...
Kudos
