If you have good relationships with your subs the better the chances are they’ll want to work with your timeline as well and perhaps be able to shave some time off.

Here's what I've learned so far with my experience....1- Find out if there is a local housing assistant rep that you can build a relationship with.

While you want to have a good relationship with your tenants, they are under a legally binding contract and you shouldn't have to pay them just for them to follow it.

If you go out of state, make sure you have a strong agent/team that you trust...this is likely a relationship built over time, so be patient.

The situation you have described above does not involve either securities or people with no prior relationship.

Assuming the existing owner rejects your offer, relationship generally goes south and you seek judicial eviction/ejection, how do you guard against the existing owner destroying the house or stripping it down?
