While you want to have a good relationship with your tenants, they are under a legally binding contract and you shouldn't have to pay them just for them to follow it.

Assuming the existing owner rejects your offer, relationship generally goes south and you seek judicial eviction/ejection, how do you guard against the existing owner destroying the house or stripping it down?
