Im sure that judgement was made AFTER looking at the tenants payment record and otherwise accessing their desirability as a tenant.

I feel like if I make it as nice as possible before they move in they maintain it that way.I have another duplex that is in a less desirable neighborhood (but not bad), and it attracts so-so tenants.

There are a few specific neighborhoods that are "safer" than others and more desirable to live in. 

I have "met" many great people through BiggerPockets, and the neat thing with virtually everyone I've connected with shares one thing in common: The desire to learn more!

Bad tenants have cost me SO much money I have no desire for them.
