Well I've already started another thread about the person who sent me a threatening text message today...I told another person she was denied and she called me back and demanded to have the piece of paper upon which I had written her social & DL#.

It's been showing to about 3-4 applicants a week, 2 other couples have applied but I denied them based on sketchy credit and rental history.

Remember that if you are denying an applicant tenancy based on their background check you must provide them with an Adverse Action Letter.

If there's one thing to protect, it's her junk.Rental insurance is actually cheap.Sounds like she's trying to get reimbursement from the insurance company for some bogus reason.I think all you have to do is tell the truth, that she trashed the place, and her claim might be denied.

A good rule of thumb to remember with insurance claims is sudden and accidental,  such as a tree falling on it, or wind damage, if it is something that happens over time your insurance carrier will probably deny the claim.

Per Cozy's website :If you reject their application based on credit, the applicant will already have access to their report within Cozy, which satisfies the federal requirement that landlord’s share with rejected applicants the credit report that was relied upon to deny an application.
