I thought 500 mailings was decent but looking at what others are doing it seems as if many have automated their systems.

I don't know much about Springfield, but from what I can see there seems to be some decent deals there.Are there any investors here that focus on Springfield MO?  

If someone is renting a home from me, I have already ensured I am charging them a price that can cover my mortgage and expenses and still yield a decent profit. 

Hi Rich,It depends a bit on your price range but there are decent rental neighborhoods on the far East side that I'm familiar with.  

I’ve had decent tenants and only turned over once about 3 years ago. 

If we competed with everyone to purchase properties, we could never cash flow or find decent investments.Just look at wealthier areas in any city, you can't get anywhere near cash-flowing because all the wealthy people know about investing in real estate, and many do.Never worry about what people less successful than you think about your wealth building endeavors.  

I personally dont think the value of the property is as effected as other areas and rental should be decent.

It's in decent shape, but not a rehab.

We have another 2/1 duplex in the immediate area and its been successful, but we do have a decent amount of turnover (its across the street from a local university.
