I mis-spoke, I was simply try to say that an investor can borrow from their own sources to get the benefits of leverage without having to cosign a loan for a larger amount that will negatively impact their net worth.

I would note that extreme caution and the assistance of a qualified CPA or Tax Attorney familiar with ERISA law is critical for such ventures.The IRS does not provide specific guidance on your ability to JV with your IRA, for example.
