If not, I suggest waiting until you do.If you use up all of your equity on your current home, rent it, and then need a new roof or boiler, your attempt at your first door will go sour.

You are experiencing what many fall victim to in the DSCR world when certain loan officers or banks try and broker DSCR loans when they are not well versed.A DSCR loan has to be underwritten up front by the Banker or Loan officer and many fail to run the numbers correctly or at all.

It can be a real balancing act.If you go the full MTR, reach out to the school and make sure they know you have a nice place for visiting professors, doctors, nurses etc who are there for an extended stay. 20k is a decent sized school so you might be able to fill up just on that.

I included in the proposal the benefits for the landlords, such as no worries for vacancies, a 5% profit share on top of the rental rate and the provision of a professional cleaning team for their property.
