Sign up for an account with all three, load a few of your rentals into each one, and give it a test run.

You can do simple A/B testing, where you send half your list one piece (A) and the other half another piece (B), then see which one has a higher response rate. 

I promise you it will cost you far more to put the first person who passes the fog and mirror test in your home to avoid a vacancy, than it would ever cost if you set reasonable rental criteria and screen to that criteria.FYI that in 2020 the VA cap is going away!  

Anyone who is 18 years old who takes a 9 day class and can pass a multiple guess test can become a licensed agent in my state (Missouri). 

Good cash flow, CoC ROI, passes the 1% test.

Test out vacation rentals and that might be a better income stream.

It's pretty inexpensive, to get their unbiased test results.

Another thing you'll discover is that all of the testing that you're studying for is great, but doesn't prepare you for the business end of things! 

Test the market with that property and see what other investors can offer you for that property in an off-market creative financing type situation.
