Hi Zach,The best time to reach out to a lender is when you've gotten the rehab budget quoted by a GC and either have submitted your offer on the property or just received the purchase contract.

If you are going traditional you will see rate and closing cost breaks with 25% or 30% down. 20% down will be higher rates and fees.

My suggestion is for you to test out 2 or 3 software and see what works best for you.

The reason I am interested in this is because I don't have a ton of cash to put down but I want to acquire more properties even if it means paying a little bit of a higher rate and/or price.

Your best bet is when you renew the lease to add in a clause regarding plumbing repairs related to negligence of the tenant.

If you are able to find good deals off market you can try to partner but it's best to sell the contract or get compensation for doing so(which is tricky with being not licensed).
