Other costs to consider are your licensing fees, ce classes, sentrilock/supra lock fees, MLS fees, association dues, increased auto insurance  (You don't want them denying a claim when they find out you are an agent).All in all it costs me $4 to $5k a year to just maintain my licenses when all the costs are added up.

I just want to make sure that there aren't any red flags that I'm missing, and that I have a decent sense of the mechanics of the process.Also, I'd like to learn more in general so if anyone has recommendations for other investors, or professionals/attorneys who would be willing to talk for a reasonable fee, with experience in the following areas I'd very much like to connect:- DC foreclosure law, and the treatment of personal possessions remaining in a foreclosed home- DC landlord tenant law and the eviction process- Title searches and other due diligence measures (specific to DC) - Ideally I'd like to sit down with someone who does this for a living and walk through title search and other checks that one would do prior to buying a foreclosure.Thanks in advance and look forward to any thoughts or insights!

They know what their construction costs will be up front, and, after construction the risk of mechanical-related defects are limited (assuming they hold the asset).

That adversarial mechanism keeps contract purchase prices sane, and supportable by an appraisal.FSBO and other no real estate agent type deals, right back to Zillow, the crack pipe, the appraisal issues, and me having to explain that an underwriter doesn't care what Zillow says, price per square foot is not relevant to valuating real estate, no it's not worth challenging an appraisal based on Zillow and price per square foot, no we do not care what your uncle who was a real estate agent that retired 15 years ago has to say, et cetera.

We use a two strike system, if they pay before the court hearing, it is dismissed the first time, the 2nd time we will get a the Writ for the UD, so we don't have to do the court thing for a 3rd time, just auto evict whenever we want after that.
