There are really good areas within Nob Hill, Northeast Heights, Rio Rancho, Oldtown, etc that should hold value well over time and have good demand.

I feel it's purely a supply/demand issue.

Maybe I'm wrong, but I don't think there is a lot of demand from renters to live in a place that looks like it is a 1970s porno set. 

The area where they nested needs to be cleaned out (gross), and spray clean with household ammonia to get rid of animal feces (smell that they like).

I mean, you can either non-renew him and give him a minimum of the time required by law or since he is late you can move forward with the process for dealing with non-payment evictions in your state (though in Ohio if you've permitted habitual late payments you'll need to notice him first before you demand on-time payments ...

@Matt Eperesi Yes Matt, you're right prices of houses have increased due to supply and demand.

You need to sign and have the exact name of the tenant and the address including apartment number and the reason you are demanding them to move( non payment of rent).
