Brick/vinyl, new roof, New HVAC, New hot water, new appliances, new windows, solid surface floors.

On the surface it doesn’t look like a great deal.

i never even heard of any of the ones listed on bigger pockets' list (pasted below for reference), nor come across any BPers mentioning any of them in my past few months new here. perhaps they did here and there but i didnt notice.anyways i did come across rentshare.com mentioned, but a google search for a BP topic on that company didnt surface any.would anyone recommend them or have any input on them whatsoever?

I'm just starting to scratch the surface of this site and already can tell how powerful it can be.

You can refi out your $50k in cash you put in, and if this house cash flowed at $600/month before debt, it should be around $350/month ($4200/yr) with the refi payments.On the surface it looks like you're $150/month behind...but you're actually ahead.  

Has anyone ever had a Storm drainage pipe moved on a property???

Skim the surface and lay new vinyl over the top.  

What things seem on the surface are often an illusion.  

All the condos in the Tampa area I look at are a good deal on the surface, but then you add any condo fees, HOA, etc and you quickly see there is no cash flow. 

I don't mind putting the work into it all, but I have only just cracked the surface of that and have much to learn.
