To be more successful, you simply have to work on the other elements to progress your REI pursuit.

Ideally I would love to find partnersthat can show me the ropes in Miami since every market has its own specific nuances.I have a steady 9-5, M-F accounting job; the rest of thetime I am always ready and able to work, learn and grow towards becoming afulltime investor.  

It has historically had boom bust cycles but the coal industry has helped ease those as it is more steady. 

As such, I don't have the traditional steady pay of a "regular" job.

I do get a paycheck for going to school but a few lenders said that they don't factor that in because they don't look at it as a steady income stream.

However don't exclude random people from coming in and seeing your work in progress.  

That is the first big step to making progress.

They provide "radiant" heat which is very comfortable and steady - different than your typical hydronic baseboard or forced hot air systems.
