@Luke Johnston slightly off topic: I have the greatest respect for and have partnered with real estate brokers who have been experts in their field and a true asset.I think the approach you suggest is penny wise and pound foolish.

If you treat your tenants with respect, and provide them a safe and operable place to live, you'll be above 90% of landlords.Hope that helps!

@Shawn Long, I will respectfully disagree with you calling the other agents client if you are a REALTOR®.

Jobs that can be done in a few hours or within a day are much more respectful of your tenants.
