2018- Started this year as a security officer at a local university to take advantage of the tuition discount so that my wife could continue on with her education and she was able to finish graduate school and become a nurse practitioner.

It is currently a mother daughter home with the potential for 3 different units or a house sharing rental (by the room).

I'd evict my own mother on Christmas if she didn't pay the rent.

Hi @Mike RubinI think you can rent to each room to  graduate studetns, nurses etc.. to 800-900 range, assuming you are next to hospital, plus you are considering private apartment so  $3000  is very accurate.
