Looking forward to 2019, as initial forecasts are coming out. Las Vegas will end Dec'18 as the #1 top 20 metros by Case Shiller, as up around 12% for the year. According to below article, will come in around 7.9% for 2019. Not bad, as I've seen many postings about the next real estate market collapse.

@Tony Kim

Thanks Tony, I often hesitate to put actual numbers out there as it can come across as a look at me type post. So I always acknowledge that these days some people grow as big a portfolio in a year, sometimes with no money out of pocket.

I’m simply trying to show one way it can be done and hey I’m doing it that way. Right now I have an almost $15,000/month nut for payments. How fast could that catch up with me? Sure it would take a disaster but disasters happen, that’s why we invented the word. Plus if I die first easy for the wife to run with zero loans. My theory was based off which ever podcasts talks about people piling up a hoarder of cash to live off the stream of income and instead you should just generate the stream.

It sounds like you've moved up from SFR to MF or even large MF? Can you share a ballpark (no more personal than you want to be) of what those numbers looks like?
