Most of their buyers I encountered had never done even one deal before.Think about the above paragraph real hard.It would be my contention that a buyer with a reasonably responsive agent and a specific plan (area and rehab type) could secure a better deal using their same tactics straight off the MLS.

However, the commission can also be negotiated with the offer assuming that you allowed them to do so with your Buyer's agreement you initially signed - if negotiated to be different from what is stated in the MLS listing it should be in paragraph 30 of the contract to buy and sell (the offer).
