Given this parameter, I always want my houses to look the best on the block.Its very obvious which homes on the market are "flips" here in Buffalo compared to the older dated interiors of the other houses listed.

What I can think of the rest of the work for the house is: Sheetrock, paining, flooring, installing cabinets/counter tops in kitchen and bathrooms, tile up around showers, appliances (water heater, dishwasher, range oven, microwave oven), light fixtures, interior doors.I am posting here to seeking advise on any major to-do items I missed?

Does anyone have a favorite interior paint color or colors for rentals that seems to draw people in?

The interior looks nice low maintenance patch and paint and the roof Is newer. 

I've also found that a full BPO (interior / exterior) is JUST as effective as a full appraisal, takes less time to complete and costs about $150 instead of $600+ for an investment appraisal.  

I work as an Area Superintendent for a group which is  specializing in commercial construction of interior & exterior systems.

Interior and Exterior paints?

The interior needs flooring throughout, paint, bathroom gut, and probably new cabinets/counter top.  

The kitchen is already updated, all flooring is in pristine condition, the interior painting is fresh and updated.

I wish there was a way to bleach the finished wood and make if a blond pine interior.
