I have been conducting some research within my local area for purchasing a property.  The problem is obtaining the up front capital this particular property lists at 85k.  I have been reading and listing to no money down low money down investment.  I have also been talking with realtor. But I am stuck on being able to come up with the initial investment to procure this rental so I can start on my way.  This house Last sold: Apr 1996 for $10,000.  The interior looks nice low maintenance patch and paint and the roof Is newer.  Any help in what direction I should purse would be great.  Thank you all in the BP community for your help.
