Biggest Need for Financing Real Estate Investments

Hey All,

My name is Rance Brown and I have been in the private money lending arena for the last year and a half.  We are always looking to develop new products and programs for new and existing clients.  I wanted to put a quick feeler out on BP to see what are some of the needs that are not being addressed by lenders.  What are some of the pieces missing with Hard Money/Private Money lender programs?  What kind of terms are not available for investors?  What type of investment strategies are not addressed with current programs?  What are some of the biggest frustrations when it comes to the process and closings?  Any suggestion is welcome.

I am based out of Washington State and lend all over WA, OR, and ID. Our biggest markets are Seattle, Portland, Spokane, and Boise. Local responses are great, however I am open to hearing from the entire REI network.
