@Michael Evans, I really liked your advice about sitting still & letting God direct my course. 

I wrote down exactly what I wanted to say, but God knows, it did not come out of my mouth as planned.

The last 4 months have focused on nothing but getting my tenants to vacate my latest acquisition (significant progress bring made too, thank god) and a refinance and a clever HELOC manipulation.  

Thank God for Bigger Pockets!! 

You can also extrapolate the growth rate being implied by prices and for me that has been a god sanity check in stock market investing and should work in RE investing as well. 

I can only ask God to be gentle at this point. 

Obviously there are unforeseen acts of God that we simply cannot prepare for, but so far so good.
