@Brian Adams let me clarify what I am trying to accomplish - and maybe this is not the best way to go about it.

So, if you do happen to purchase a duplex in certain cities with in the Denver Metro area (ie Centennial, Wheat Ridge, Arvada, Northglenn, Unincorporated Adams County) you can still operate the other end of that duplex as a STR. 

I've heard that the permitting process was getting easier but we're probably going to avoid Denver & Boulder counties and target either Westminster, Broomfield, JeffCo or Adams.
