Here in GA if they are not personally served or they do not file a written response with the court you get eviction only as the judge cannot prove the people on the lease were given the notice directly.

You can choose wills and a time range (like last month) then scroll to the bottom of the wills and see if there is probate filing info.As a last resort, they are available at the courthouse but I would look for another way.There has to be a notice to creditors somewhere so they can make a claim for any money owed to them by the person that has passed away.

I just got the renewal notice yesterday.Anyone know of a specific policy just for dog bites--as not all of my tenants have renters insurance and I don't want to self-insure for this liability.Any other umbrella policies options?

It wasn't a huge deal as I recognized 90% of the issues beforehand, but some of them weren't noticeable until after a tenant moved in and ran into an issue down the road.
