Inside looks nice and I have toured it.

They say you make your money on the purchase so of you bought 70% -80% under market you created tour equity at the start.

Also, I toured the entire oil patch in late March of this year and have clients in ND this week looking at the opportunities there.The opportunities are endless!

I was touring a new build with a client last year and the salesman there told me he had an investor buy three of his lower priced new models since he could charge the top rate for rent.   

The weekly "Brokers Tour" in a given area typically happens prior to the first open house, at least in my area. 

I have tried this one but people have a hard time giving me specific details2) Having a good GC and paying him/her to do my repair estimates3) Hosting bus tours to my properties under contractI have more in the works but I am open to your suggestions and feedback.

The greater Miami area has much more room to run, but South Beach in particular is built-out.In my opinion, you can't go wrong buying on the Beach, as demand is strong for a variety of factors (seasonal US demand, year-round European demand, and structural economical influences in South America).Let me know if you'd like to talk through it; in the meantime, good luck.Jason
