As to the choice between condo and Coop, after I learned more about the nature of Coop in NY, I don't think Coop will fit my investment goal, even though I will live in this property for at least 1-2 years.  

So every investor gets to make the choices of:1.)

You have a choice.

It has all the required and necessary language as well as the ability to edit or add specific clauses. 

But I would prefer the choice of following someone and having them as a colleague and/or sending them PMs as opposed to being forced to have to follow them as well.

I have very little choices here.Mostly FHA loans people with no money down.Take it or sit on it.

I love the mail merge system with Click2mail but like you they change things and the editor is non responsive....I don't know if it is something with Internet Explorer...who knows.
