Houses were selling over-asking with "LVP", pre-fab cabinets and drywall islands, lol.When we build a house (even in my dinky little county) the AD shows up as soon as it's dried in.There are also a lot, and I mean a lot, of people who think that filling out the AD's questionnaire about their home's value and that having a high appraised tax value is good for their property's value overall.

I pay him a daily rate but there are times during the project where I feel things stall ( waiting paint to dry, framing) Would any recommend outsourcing different  projects for more value and quicker turn around?

I could buy land and build 1st unit as a model cash, but I would rather keep my powder dry.

If I know that I'll find good deals, and that more good deals are likely coming, I'd want a lot of dry powder.

Of course the inspector could say, "the basement was dry and I saw no pests". 

Plus the time of the cleaner to wait for a huge load to wash and dry.

Currently have the solera checking acct and a money market savings account at another bank for ACH, higher yield for my "dry powder". 

-That said, had I left my money in Apple stock instead of using it to buy a house 15+ years ago, I'd actually have more money, so it seems with stocks the key is to buy quality and be patient...with houses patience is built in since it's expensive to buy and sell...tl;drI already have 8 rental houses, but I want to retire soon and live off dividend stocks and rental income mix.

We put him in hotel for 2 days however, we want him gone so we can properly get carpet to dry since the room is a media room and it cost over 10,000 to custom make.

When that dries up, IN ADDITION TO RATE HIKES, will be interesting to see what happens.
