Example: Texas (pop. 27.4 million) has a population 27 time larger than Rhode Island (pop. 1.05 million) but if you compare the population density of Texas (101.2 persons per sq/mile) to Rhode Island (1017 persons per sq/mile) then Texas has a ton of room to expand whereas Rhodes Island has very little....ergo, they should see larger price increases for popular places to live in RI...assuming supply doesn't keep up.As of today, the average cost of a home in Texas is $195,000.

I'm not saying that will be you, but Denver is still a VERY popular place to live and many people are still moving here.Your best bet is to house hack, and have your roommates pay your mortgage and then some.

My flip is a historic 1920s bungalow so very important in the rehab to put in materials true to the original style from when the house was built.Your house is more mid-century so I would have tried to take the overall design in a MCM direction, which is popular with young people in general these days, and specifically hipsters looking to buy a trendy cute place in Murray Hill.

All that said, the area is becoming more and more popular all the time, so perhaps I should just be patient and wait for a larger tenant who want the larger space that doesn't require a ton of build out and TI allowance on my part.
