As soon as I and renewed the lease the tenant wrote me this long message with all these thing wrong, including drain smells bad(she’s been putting bleach down the drain to kill the odor, the lights in the kitchen and bedroom are flickering(this ones easily fixable) & the bathroom floor is in-caving because of water damage(she suggested a new shower door).

I'm doing everything in the book wrong and learning the expensive way.

If you're not willing to make cold calls or door knock then you might be in the wrong industry.

Worst case scenario even if something does go wrong you can just not sign the cancellation.

If a tenant reports something wrong with the unit, you need that fixed immediately (depending on the severity) and you may lose business from any delays in repair.

There is no right or wrong answer, despite what some opinionated people have to say.

My words of wisdom(remember what the value of free is though, lol), is that you are fishing in the wrong pond.
