A couple of the high end Bosch DW pumps started to leak after several years.We do have a couple of older LG fridges with water/ice that must be 12-15 years old that are still running in rentals.

The 2.7% (2.687999% to be exact) actually includes property taxes for the city, school district, water district, Tarrant County College, Tarrant County hospital, and Tarrant County itself. 

He also talked about drainage and everything else that a inspector does and all of it was in a good working condition with no issues found.

Do you know the age of the water heater, HVAC, or roof?

We are doing roof, windows, full electric, all plumbing above the slab, new water heater, installing new central a/c(it had window units), 70% new sheetrock, cabinets, vanities, flooring, insulation, and some framing for rotten wood under the windows, and changing out all doors.

If no back up and just a smell, pouring a gallon or two of water down each floor drain in the basement can often help with that. 

I’m keeping it now because alreAdy water under bridge and policy is finally close to breaking even.

In pre-retirement, we'll live there part time so proximity to large body of water is preferred.

I will cover utilities up to a budgeted amount of ~$1500-$2000 a month as well as water and wifi.
