I guess it is just a matter of finding what fits one's individual investment strategy, and what kind of cash flow is acceptable.

@Matt P.It's that stigma I guess, but like I mentioned earlier in the post, I talked to quite a few very polite people on the phone asking me if I accept section 8. 

In fact, I've had two previous tenants that came to me directly after losing their homes to foreclosure and I accepted both of them and never regretted it.

Beyond that, no offer will be accepted unless they have a preapproval, so there is no point in looking until we have that in-hand.

You should set your expectations that you will get rejected much more than accepted because of the seller's mindset that they will get what they want for the property.   

If it doesn't, it wont' be accepted by the lender as satisfactory coverage, usually meaning, cheaper is not always better.
