My background is in ecological design, which you can find out more about in my profile, but in short it means I design and help create abundant edible landscapes that not only grow healthy food, but also enhance the ecology by purifying water, providing habitat for wildlife, and actually sequestering Carbon dioxide from the atmosphere in soil and plants.I have much gratitude to the creators of this space for creating something that is truly inspiring and brings people together.

We’re trying to figure out how to avoid the short term gain tax implication of the sale since were in the highest bracket and that will basically eat into all of our profit.

Long story short get an appraisal in my opinion, even if it’s not a full appraisal

As far as managing your vacation rental that’s a phone conversation but the short answer is.... study your neighbors.

When I see it the amount is 12-15% but I see people in your position utilize that huge equity as an easy way to get private short term money from friends and family and then clean it up on your cash out refinance on the new property.At the same time look at your cost you pay for the existing loan vs a refinance. 

The plan is to purchase short term using Jet, do a little cosmetic work (they are in pretty solid shape), and refi based on rental history (all 4 2/1s currently occupied).
