This vendor will not be able to remove their admin fee, so in order to avoid it, you will need to select another vendor that doesnt require one.Is your building a walk up?

In select markets that we lend (Kansas City, Denver, etc) we do offer 100% financing. 

To me, this shows that buyers and investors are being more selective but market confidence is up and the market overall is reaching a healthier balance.

I did see something online about avoiding the 800 with an S election of the LLC but I haven't found anything to corroborate that yet.

When you really can not figure out which is the better option, select the choice which is the easiest to reverse later.

If you're just starting out, I'd visit a few different mobile home communities and select the areas that you feel comfortable with.
