New and working on my first deal!!!

Hello, I'm new to this site and looking for some advice. I am working on my first deal. It's a duplex on a pretty good side of town. We agreed on 104k for it. I am using a FHA loan for my down payment so I will be house hacking. I've payed my earnest money and now just finishing up my underwriting. I plan on renting it out for $750 or $800 a month.
