My suggestions for what it is worth to all investors and bank owned property owners seeking qualified contractors?

FHA is a huge pain in such a competitive market but I'm being patient :)

Tile can be nice, as one cracked or broken tile is easy to replace while engineered wood/laminate can be a pain to get one "plank" out for replacement.

Currently seek knowledge on how to go from smaller pockets to bigger pockets.

And, these matters generally won't arise from some auditor or regulator seeing a deal that closed with unrealistic prices or terms, they generally come up after the fact by interested parties and they sue seeking relief or justice  of tortuous conduct.

That being said, I´m also based overseas (in Spain) and am always happy to help other international investors seeking to get plugged into the US residential markets.
