Unsure if it has gotten wet or exactly what the issue was/is. "  I had already had this property completely rehabbed. 

The majority of it was in the middle of the carpet but the carpet was somewhat wet along one wall.

I don't know what your original loan amounts were, but you have probably used up a large portion of your entitlement.Full disclosure: I am not a mortgage broker (but I am a veteran, and a Certified Military Relocation Professional, and I've closed numerous VA loans - a couple of my own and several for clients), so by all means talk to an expert smarter than me and verify what I'm saying!

In my eyes they are expensive, old, outdated, not energy efficient and have numerous other issues.

I had considered getting my feet wet with a turnkey property like that.

They have numerous avenues to help determine value.

The more niche specific the smaller the list, the smaller the response rate but higher the close rate once and seller motivation.There are numerous marketing forms ie. driving for dollars, direct mail, text messaging, cold calling, and door knocking to name a few these marketing strategies are dependinging upon what best fits your budget and market demands.If you need more info let me know.
