Don't live your investing life on a web forum.

It's been my philosophy to never use contracts "I found on the web".

You do a Google search to find what you are looking for or you list what you are selling on a web page.

Confidential information such as showing instructions or security codes and contact information such as names, phone numbers, email addresses, web site addresses, service provider information, the words FSBO or For Sale by Owner shall not be entered in the Physical Property Description - Public field.

I have use the County website and in the case of LLC the Secretary of State web site.

I prefer to get my information on such straight from the horses mouth, as I said before I have advanced experience in the REO space, I also know a few banking Executives personally so I know first hand there is a tangled web of intricacies that can be involved and it's hard to say on any 1 property without knowing what banks are involved, and even then things can vary. 

It doesn’t mean the website or the representative you are speaking to is legit.Do yourself a favor and stay off the web when looking for money.
