In essence, since you are only paying for an MLS/Realtor.com and other internet listings, the listing agent performs no other services for the seller and this throws the burden on the buyers agent.

I wanted to do this because it will be easier to market them and therefore, easier to rent them.I was thinking of a site that listed the available rentals with pictures, type, square footage, and about 20 other variables so that prospective tenants would be able to look at the rental via the internet.
