I'm a new investor, so take this with a grain of salt, but I believe an LLC does not provide any real tax benefit.

I would give them a written notice to clean it and to KEEP it CLEAN at ALL TIMES, to never place trash, food waste there ever again, to place it immediately in the dumpster. 

We are Purchasing in the NW Arkansas Area (Walmart Home Office, Tyson Foods Home Offices , JB Hunt Home Offices) so a lot of things keeping the market going for sure. 

Food for thought: while it might not be ideal, consider investing somewhere else if you really want to get into real estate.

But if it's two months into a lease and a tenant begins complaining about ants it's likely they're being sloppy/aren't storing their food properly and their messy way of living has brought (and kept) the ants inside the property. 

If that is true, here is some food for thought.You will have to drive there to go to court to evict her - if she requests a continuance on the court date, you'll have to drive there more than once to attend the court hearing(s).
