I'm new to the wholesale / fix&flip / rehab strategies for buying & selling properties, and one of the main barriers to entry I run into with potential interested investors are the capital requirements to start their first project. 

Anyone who is interested in investing in a syndication will ask about your background, and if you cannot show them that you have a track record of meeting/exceeding return projections, they will likely pass.

I will be the first to share I understand the value in being able to recycle capital through refinances to grow a portfolio but this should not be done at the expense of other fundamentals that are more telling of the properties current and future economic performance.
