Bill Gulley is most probably referring to http://www.biggerpockets.com/renewsblog/2013/02/09/lease-options/Lease Options are 1 tool in a tool box.Being a transaction engineer is Bill's point.Dont depend on 1 tool.Like Ned Carey said Sandwich Lease Options have risk.If you do lease option assignments, I strongly believe you need the right house in the right neighborhood, good schools, low crime, a desirable area, with a fixed note, not a ARM.I use neighborhoodscout.com to find the best schools and low crime rates.The right tenant buyer with the right kind of income, right kind of Debt to Earnings, and right kind of Credit Issues to be overcome IF you want them to get a mortgage.Underwater houses need caution, as the tenant buyer needs to get the mortgage at a new appraisal in the future.
