His advice was to get a second plumber in to pressure test (verifying the leaks were fixed) and then wait a year to a year and a half for things to dry out.

To offset these negative cashflows, i plan on building out the portfolio a little cautiously/slowly right now and sit on some dry powder for when the opportunities are lying around on the streets....   

It's pretty dry and rents are low.  

I have had mold in 2 of my properties and have found that sometimes it is just surface mold that can be removed and dry wall replaced, sometimes it requires more intervention.

It is very cut and dry.

Hoping i can find a scenario that's cut and dry and fair to both parties!. 

So if you can stomach bleeding your tenants of every dollar they earn until they are bled so dry that you are forced to embarrass them to the streets by means of dumping them to the street, that's it.

There was previously a dry cleaner at this location and I am unsure what most of the information means.

However, now that the deals have dried up I was going to look elsewhere.
