Guidance: Exploring Distressed Home Sale in Dallas/FW Area

Seeking advice on this situation.

Our home has significant foundation issues. Had the top engineer in the area out last year and he said that while the issue was fixable ("but will be expensive") - he felt that the current situation was exacerbated by leaks we had recently had repaired. His advice was to get a second plumber in to pressure test (verifying the leaks were fixed) and then wait a year to a year and a half for things to dry out. At that point, he would come back out and actually take measurements and provide a written report on his evaluation. He didn't see a point until things settled a bit.

One year later, and we have had a second leak that I'm sure is setting back the clock on us getting this mess fixed. Further, at 40 years old it appears the piping is going to be a recurrent problem. Love the house, but the aggravation is starting to impact quality of life for the family. We have no financial stress and could eventually get the repairs done....but, waiting out and then dealing with it is not an attractive option.

The house is 2800 sq foot. Good location in terms of proximity to downtown fort worth, arlington, etc...zillow estimate for the property at 190k. Don't think a traditional sell would work based on foundation(reading unlikely buyer would be able to get conventional loan) and b/c of the movement issues with how the house would show.

Looking for pointers for a person in my situation that anyone would care to offer.

Thanks in advance!
