Not once do I recall the property being occupied with actual tenants, willing to produce a valid lease agreement, at market rate or otherwise.I would say if there's going to be an increase in difficulty, it will be due to the investors willing to pay 80 cents on the dollar, or the GSEs bulk programs taking off and causing servicers not to lower opening bids to attractive levels.

But if she's in and already paying, maybe it would be more beneficial to ask for for a pet deposit and monthly pet rent.Otherwise you'll be looking at several months missed rent due to evicting her and difficulties of finding new tenant around Christmas time

To make things more difficult I have moved to a different area, so I had to fly in fix the place back up which ended up being a very costly deal.I let her know I would be holding the deposit to cover damages (materials & labor) and since she left on the 15th I would be nice enough to return half of her last months rent.
