Once we have agreed on everything verbally I send over a clean contract with the stated terms for signing to make it official

@Loren Thomas  it is  a not smooth version of Formica  not sure when it was popular but not so good to clean. 

Buyers are not scared off by houses who have had the repairs done and have a clean report now. 

As a PM it is your job to make sure the tenants have a safe and clean place to live.

Here is what is going on:I purchased a 4-plex on September 11, 2014. 2 of the 4 units came occupied, so I inherited two different families as tenants.I am utilizing FHA 203k financing on this property, so I would ideally like to start with a clean slate, and have the place empty for the contractors to get their work done.

Common thing new landlords get caught up in is assuming that they get to start with a clean slate.
