One roof is easier to manage than a dozen or so separate roofs.

When I bought the property it needed a lot of clean-up outside to make it presentable. 

I own a cleaning company and I do pay myself as well.

I can see us being over to work on some improvements and general cleaning a couple days of week also. 

I’ve worked in a couple sales positions before but when I realized being a waiter is one of the few positions where the hours can be nights and weekends I got a job as a waiter here in NJ so that should make it easier to find a similar job in CO.

One bridge loan lender has told me that would also make it easier to approve the loan.

There is a lot of furniture, but mostly junk left in the unit.Can I just have a clean-out company remove everything, or do I need to have the family sign something first giving up their rights to his belongings?

But I believe this is easier said that done.
