Rents tend to rise over time, amortization steadily increases equity, incomes rise, so the investor has a lot of “cover” for unfortunate timing or operating “mistakes”.Number 2 - periods like 1932 - 1941 and 2008 - 2013 are much harder on this strategy.

If anything, split your payments in 1/2 and pay twice a month, and/or pay more towards your principal whenever you feel like it.

@Rakumarudu Nijam Section 8 tenants take more time to manage as they are Class C or D and many don'[t want to lift a finger to do anything themselves - this includes filling out their own S8 paperwork!
